- Written quote with a schedule. Flat price, not hourly, so a slow sort doesn't cost you more.
- Sort and stage. Keep / donate / sell / recycle / discard. Keepsakes and documents are staged for a last look before removal.
- Remove and finish. Donations go out first, then disposal. The house is left broom-clean. Deep cleaning, carpet removal and minor repairs are available if a listing needs them.
What gets saved automatically
Even when a family says "get rid of everything," the crew pulls these aside: documents and mail, photographs and albums, jewelry, cash and coins, firearms, medications, safes and keys, anything with a name on it. You'd be surprised how often the will or the deed is in a drawer.
Donation and resale before the landfill
Furniture, kitchenware, clothing, books and tools in usable condition go to donation partners in Lake County rather than the dumpster. Items with clear value — antiques, collections, quality furniture — are set aside for the family, an estate-sale company or consignment. If something needs a real appraisal, the crew says so rather than guessing.
Working with realtors and attorneys

What does an estate cleanout include?
A walkthrough with you to identify what the family keeps; a sort of the rest into donation, resale, recycling and disposal; removal of everything; and a broom-clean finish so the house can be listed or handed back. Deep cleaning and minor repairs can be added.
Can items be sold rather than thrown away?
Yes. Usable furniture and household goods go to donation partners; items with clear resale value are set aside for the family, an estate-sale company or a consignment shop. The crew is not an auctioneer and will say so if something needs a real appraisal first.
We live out of state. Can this be done without us there?
Yes. Video walkthrough, keys via a lockbox or the realtor, photo updates during the work, and a final video walk-through are all standard for out-of-town executors.
How long does it take?
A typical three-bedroom home is two to three days. Large Libertyville, Lake Forest or Highland Park properties with outbuildings can take a week. The written quote gives you the schedule.
What about paperwork, photos and things we might have missed?
The crew looks for documents, photos, jewelry, cash, firearms, medications and anything that looks personal, and stages them for you before anything leaves. You get a last look.
Is the price different from a hoarding cleanout?
